Unable to reproduce energy for DNA sequences calculated in Santa Lucia paper

I am trying to calculate the Gibbs Free energy calculated in "A unified view of polymer, dumbbell, and oligonucleotide DNA nearest-neighbor thermodynamics,
John SantaLucia Jr" paper in picture 1. To get that I put CGTTGA.TCAACG this sequence with 4 AAAA in between the strands like this CGTTGAAAAATCAACG to form the hairpin at one side. Then I subtract the hairpin loop contribution using the data from following paper: "https://www.ncbi.nlm.nih.gov/pmc/articles/PMC312023/?page=1". But the result that I am getting is not matching with SantaLucia one. What could be the possible solution of getting the calculation correct and get the result that SantaLucia got? I appreciate your kind suggestion.
